Home Warranty Request

Submit a warranty request - Phoenix

Please review your warranty and use the guidelines below to determine if your warranty request is an emergency before submitting. If it is an emergency, please follow the Emergency Service Procedure. If your warranty request is not an emergency, please complete the form below and our warranty department will contact you within 48 hours, Monday through Friday (holidays excluded), 8:00 am - 4:00 pm.

IMPORTANT NOTE:  Please refer to the terms, limitations and exclusions in your Limited Warranty Manual for further information.  Any warranty work on the interior of your home requires an adult over the age of 18 to be present.  

Is your warranty request an Emergency?

ELECTRICAL

An Electrical emergency includes total electric failure that is isolated to your home only.

WATER/PLUMBING

A Water/Plumbing problem is an emergency when one of the following occurs:

  • All plumbing fixtures stop working in the home (tubs, sinks or toilets do not function properly). Note: This does not include the stoppage of one toilet or drain.
  • A water leak is large enough that the water supply to your home needs to be shut off to avoid damage.  Note: An isolated leak that can be fixed by turning off the valves under the plumbing fixture is not an emergency.
  • Water leaking into your home through the roofing system.  Note: Repairmen cannot work on the roof until the rain has stopped, but measures can be taken to minimize damage.

HEATING/COOLING

An Heating/Cooling emergency includes a total loss of heat (if outside air temperature is below 50 degrees Fahrenheit), or a total loss of air conditioning (if outside air temperature is above 80 degrees Fahrenheit).

If the home has two air conditioner units, both units must have failed to be considered an emergency.

EMERGENCY SERVICE PROCEDURE

If you have any emergency, please contact your specific emergency trade contractor located on the sticker in the kitchen cabinets or in your new home orientation packet.  Please also complete the online form so that a Taylor Morrison Customer Care Representative can follow up with your request during normal business hours.

Garage door emergency - If the red, emergency cord will not allow you to use your garage door safely or to remove your vehicle, contact the garage door company directly.  Their number may be located on the garage door or in your list of emergency contacts.
