In order to be eligible for any commission or other payment from Taylor Morrison, each of you, Taylor Morrison and the prospective buyer of a Taylor Morrison home must enter into Taylor Morrison’s Community-specific Real Estate Broker Referral Agreement at the prospective buyer’s first visit to the applicable Taylor Morrison community and, in all events, prior to the buyer’s execution of a purchase agreement for a home within that same community.  In order for the prospective buyer to be properly registered, as set forth in Taylor Morrison’s Community-specific Real Estate Broker Referral Agreement, such registration may require you to visit the community with the prospective buyer on their first visit to register the prospective buyer with the sales office, or otherwise satisfy the registration requirements set forth in the Community-specific Real Estate Broker Referral Agreement.  Further, a prospective buyer may not be eligible for registration if the prospective buyer has undertaken certain prior activities, such as (1) a prior visit to the community’s sales office, (2) previously registering with Taylor Morrison at the same Community, or (3) otherwise indicating that such prospective buyer is not represented by a broker, each as further detailed in the Community-specific Real Estate Broker Referral Agreement.  Any eligibility for any commission or other payment remains subject to the terms of Taylor Morrison’s then current Community-specific Real  Estate Broker Referral Agreement, a copy of which may be obtained from Taylor Morrison, and the terms of which supersede any description of the registration process set forth above.
